Former insurance adjuster explains why roof condition now matters more than roof age, and how to document it
Huffman, TX (PRUnderground) October 17th, 2026

Texas homeowners have clearer protection as their roofs get older. On September 29, the Texas Department of Insurance (TDI) clarified its rule on the age of homes. It says insurers can't deny or refuse to renew a policy just because a house or its parts are old. That includes the roof, wiring, heating, air conditioning, plumbing, and siding.
"Texans deserve fair access to home insurance, no matter the age of their home," said Insurance Commissioner Amanda Crawford.
There is a catch. Insurers can still look at the physical condition of a home and its roof. STX Roofing, a veteran-owned roofer in Huffman, helps homeowners get ready for that.
"Age can't be the only reason anymore, but condition still counts," said Russell Mullin, owner of STX Roofing and a former insurance adjuster. "A roof with cracked vent boots or rusted flashing can still put your policy at risk. A well-kept older roof should stand on its own record."
Why Condition Matters Now
The rule came from an August 24 directive by Governor Greg Abbott. Now the focus shifts to proof. Some Texas insurers have used photos taken from the air to flag roofs. One Houston homeowner was told to replace a roof or lose coverage. At least one Texas insurer also treats a roof as old as the house unless the owner shows proof.
What Homeowners Can Do Now
Keep your records. Save your roofing receipts, warranty papers, inspection reports, and roof photos.
Fix small problems early. Loose shingles, worn flashing, and cracked vent boots can turn into leaks if you wait.
Read the reason. Since 2025, Texas law requires a nonrenewal notice to state the reason. If it points to your roof, ask what condition the insurer found.
STX Roofing handles roof repairs in Houston and across the Lake Houston area. The company never reuses old flashing or vents. It also provides written roof condition letters that homeowners can share with their insurer.
"Paperwork wins arguments," Mullin said. "Photos, invoices, and a recent inspection report show an insurer what your roof looks like today, not just how old it is."
